Why now
Most Houston homes are running original windows well past their service life.
Houston puts windows through a cycle almost nothing else does: months of direct heat, heavy humidity, and the occasional storm. Seals fail, frames move, and the gap between what your AC produces and what your house holds gets wider every year.

Moisture between the panes means the seal is gone. The insulating value went with it — the glass is now doing roughly what a single pane does.
